We have worked with the YMCA for several years dealing with general maintenance on their two sites in Ashton-in-Makerfield. We recently designed and managed the recent extension and internal and external alterations and refurbishment to the Training and Teaching centre on Bolton Road, Ashton-in-Makerfield, Wigan.

Our role included the planning and design of the proposals, including: -

• Obtaining planning permission and building regulation approval.
• Production of tender documents.
• Overseeing the tendering and contractor selection process.
• Management of contractors on site.
• Verifying and certifying contractor’s final accounts.

The scope of the works included: -

• Extension to the side elevation of the existing building to form new teaching/ training room.
• Alteration and refurbishment to the existing offices and teaching/ training rooms to improve the existing layout and design.
• Construction of new frontage to the building providing new raised planting areas, new boundary wall and railings and the design and installation of new entrance canopy.

We worked with the CMS Group Ltd on their Warrington office. They required additional office space and had already had plans produced to construct a mezzanine floor within the warehouse area to extend their existing first floor offices. We took the proposed plans and obtained competitive quotations for the various trades required to carry out the works and put forward a list of proposed alterations to the proposed scheme to save money and generally improve the scheme.

We then managed all aspects of the build liaising with the building control department and co-ordinating the sub-contractors and the clients fit out contractor.

The works included: -

• Steel mezzanine structure with beam and block floor.
• Construction of new block dividing wall to the warehouse and fire curtain above.
• Installation of new aluminium windows to the side elevation of the building along with a new fire exit door and escape staircase.
• New partitions and suspended ceilings, decoration and floor coverings.

With a young growing family our client decided that they would extend and improve their existing home rather than move property. Our brief was to form an additional bedroom and improve the existing ground floor layout to suit their needs.

We designed and planned the proposed scheme, obtained planning and building regulation approval and managed the works through to completion. The works involved: -

• Single storey traditional built extension to the side of the existing property to form the fourth bedroom.
• Re-designed the ground floor living space to form a large family kitchen/ dining area complete with a second bathroom and utility area.
• Installation of the new bathroom suite.
• Supervision of the kitchen installation.

We are in the final stages of completing this two storey extension providing an entrance area and cloak room to the ground floor added on to a previous extension then providing an additional bedroom to the first floor.

This has been one of the stand out projects so far this year. Having worked with the client before on a small project we were pleased to be asked to assist them in this project to take a small bungalow that had been empty for over 2 years and was in desperate need of modernisation and turn it in to their ideal home. We carried out the design of the proposed extension and alterations and obtained planning and building regulation approval before managing every aspect of the build working closely with the client at all times.

With our experience we sourced all the materials, tradesman and sub-contractors required to complete the project to the highest standards.

We built this extension and overcome all its challenges to leave a fabulous addition creating a garage, cloak room and kitchen extension to the ground floor and two additional bedrooms to the first floor.

The works involved major structural alterations to the existing property to open up the existing house to the extension, all of which was completed with a good relationship with the client and an experienced workforce.

We carried out the complete build of this single storey front extension providing the family with a large family room and great addition to their home.

Works included the external landscaping.

We oversaw/ managed all aspect of this build to the rear of a grade two listed building.

The extension provided an ideal family room to the existing property and benefited from a stunning aluminium roof lantern set within the parapet roof to provide fantastic light to the extension whilst hiding this modern additional behind the traditional stone features.

Our client decided the location of their property was perfect but with two growing children they required more living space. The project involved a two storey extension to the side elevation to provide a small garage area and extension to the existing kitchen/ dining area at ground floor and two additional bedrooms to the first floor.

We also refurbished the existing bathroom and carried out internal alterations to form an en-suite bathroom to the master bedroom. To complete the project we also constructed a new driveway to the front of the property.
